We’re actually buying it. We don’t list houses. Gull Group Inc is a professional home buyer: we buy houses in Coram and across Long Island that meet our purchasing criteria. From there we may repair the house and resell it, or keep it as a rental ourselves.

Many of the houses we buy are purchased below full retail value, because we take on the repairs, holding costs and the risk of reselling. In our experience, most sellers aren’t expecting a windfall. They value that we pay cash, close quickly with no waiting on bank financing, and that they don’t have to fix anything up or pay agent fees. Our offers are no-obligation, so it’s always worth knowing what we’d pay.

We’re an open book. We look at the location, the repairs needed, the current condition, and the values of comparable houses sold nearby recently. We weigh all of that and come up with a fair price that works for you and for us, and we’re happy to walk you through the numbers.

No. There are no fees or commissions when you sell to us, and we pay the closing costs. We make our money later, after we repair the house (if needed) and resell it. That risk is ours; you walk away free of the property and its payments.

Agents list properties and hope someone buys them, then take a percentage of the sale price (often 5–6%). That’s a great service if you can wait months and don’t mind the commission. We’re different: we’re the buyer. Because we pay with our own cash, we can decide within a day or two, sometimes the same day, and close on your schedule.
